Decree 113/2015, of 22 May

Regulation of holiday homes in the Autonomous Community of the Canary Islands. It is the framework under which many homes began operating through a responsible declaration, and it remains essential to understand their original authorisation.

Law 6/2025, of 10 December

Law on the Sustainable Regulation of Tourist Use of Housing. It establishes a new regulatory framework, with different procedures and transitional regimes for existing homes.

Law 7/2026, of 31 July

Published in the Official Gazette of the Canary Islands on 14 August 2026, it amends the new framework with adjustments affecting, among other matters, certain procedures, classified activities and transitional situations.

Deadline of 31 July 2027

The 2026 amendment sets a deadline of 31 July 2027 for certain legally included cases, relating to homes that had already submitted their responsible declaration but not the prior notification of classified activities. Whether this deadline applies depends on the circumstances of the property, its administrative records and compliance with the legally established requirements.
